Heading to unit 1 in Idaho to scout- bear hunt in may but I'm also going to look around and see what's available real estate wise. Looking for more rural areas. Talking about can't see neighbors houses, dirt road, deer in the yard kind of areas. Half hour or so drive to get groceries is just fine in my book. Anybody have any good suggestions to narrow down my house search? The deeper in the sticks the better as long as there is electricity. I know a hunting forum is an odd place to ask but I'm sure some of you are familiar with Podunk areas out there.

Any starting points as to a certain city or area the panhandle skinny, but there's lotsa backwoods stuff around all of it and lots of high and low end areas. Most places if you're 10 minutes out of town you'll be in deer.

General area or closest town? Sandpoint area is nice.

Perhaps even north of Sandpoint, up towards Bonners Ferry. From there, you're really close to NW MT and Canada (fishing). The cost of living/land prices are very pricey the closer you get to CDA.

Not looking to be close to the big cities so price going up near c da isn't an issue. I'm going to start looking a ways outside Bonners ferry and go from there. Where I'm at right now is about 25 miles to get to the nearest town, and I can leave home on my quad and hunt without even touching my truck. Looking for a similar type deal, but in northern idaho instead. Better predator control and better hunting regs in general there. Plus I would still be close enough to easily hunt wa and Montana if i want. Just sick of the way Washington works.

Bonners has great whitetail hunting and quite a few elk, you'll do well there.

Just got good Intel on a nice house on 30 acres for a very good price right in my main hunting area in washington. A good deal is a good deal. Have some choices to make I guess.

Just put an offer in on a great place. Backs up to gated landlocked state land that no odd can get into unless they go in on foot. Miles and miles of it. Property is on south slope. lots of whiteys and some mulies here too! the guy who is selling it had the right side shed of a whitetail that is a mainframe 12 if the left matches. g 2/3/4/5 and some junk on the bases too. and hes probably about 70 and said he didnt bother hunting anywhere else, so im thinking that big boy was dropped on or very near that property. absolute first thing im doing if this all comes through is setting up a couple major mineral sites on the property and a handful of trail cameras.
ill know tomorrow night if my offer was accepted. im sure it will be im not breaking his balls.

they wanted extra time to decide on my offer, so i said okay, then without even trying to counter offer (i definitely would have paid more, they left a lot on the table) they took the other guys offer. im pretty butthurt about that, feel like my agent didnt really do much to try to get me into the place. so now im looking for a different house in the mean time, and a different agent. the offer they took is on a contingency tho, so they have mine as a backup offer if the other falls through, but i doubt it will. shame, it was a really great place.

I feel your pain!! We have been chasing houses for a while!! We will close on our dream in the next few weeks here in PA! We have lost several because we wanted a contingent offer so we went non contingent on this one! I will post pics soon!! Good luck!!!
